Contract Accepted

Contract was accepted by the sellers. After the home inspection they also accepted a $5,000.00 decrease for some minor fixes:


1. Paint discoloration.
2. Half a dozen sheet rock nail pops (Ceiling of the great room).
4. Two sheet rock tape cracks.


Loan processes started. Looks like we will get 4.375% base rate that will be reduced to 4.17% for Sue's employee discount. Closing costs will be low because we will have a huge down payment (>40%).


Now waiting on the Great 30 water test that should be done next week. Don't need a survey, septic inspection, or well flow test as they were performed recently.

Received quotes from State Farm for homeowners insurance, SOS for security alarm, Rural Fire for fire protection, Southern Oregon Sanitation for trash pickup, Outreach for Internet and Concierge Home Watch for taking care of the property.

Looks like the only internet connectivity, except for 3G is a wireless point to multi-point system that Outreach provides. Verizon just upgraded their 3G in the area so that is fairly hot. Worst case, I could hook up my Droid to a router and get access. Good times!
